SMS & Privacy Policy

How Urthmapper handles text messages, phone numbers and personal information — what our messaging program is, how you consent to it, how you stop it in one word, and the things we will not do with your data at any price.

Who we are

Urthmapper is a land-intelligence service. We assemble public county parcel and tax records into screened, mapped lead sets for land buyers, and we contact property owners — as Urthmapper, in our own name — to ask whether they would consider selling a specific parcel they own.

In this policy, “we”, “us” and “Urthmapper” mean the operating entity named below, which is the controller responsible for the information described here.

What this policy covers

This policy covers www.urthmapper.com and urthmapper.com, the buy-box intake form, the client sign-in page, the password-gated lead consoles we operate for clients, and the calls, texts, emails and mail we send to property owners.

It does not cover what one of our clients does after we hand them a lead. Each client is an independent business, responsible for its own outreach and its own privacy practices. If a client contacted you and you want them to stop, tell us anyway — the form in §9 reaches the source of the record, which is usually faster than chasing the caller.

SMS text messaging

This section is our complete messaging program disclosure. It is written to be read by a person who just got a text from us and by the carrier reviewing our campaign, and it describes what the system actually does — the STOP handling and sending-hour limits below are enforced in code, not by policy alone.

3.2 — How we get your number, and what consent means here

There are two paths, and they are different in kind. We tell you which one you are on in the message itself.

  • Public records. Most of our messages are individual, one-to-one business enquiries to an owner of record about a parcel that public county tax and parcel data says they own. The number is obtained lawfully from public and licensed records, not from a purchased marketing list, and the message is about that specific property. This is not a subscription, a marketing list, or recurring messaging, and there is nothing to subscribe to.
  • You gave it to us. If you complete the opt-in form below, our buy-box form, or an Urthmapper client account, and you tick the consent box, you have expressly agreed to receive texts at that number. Ticking it is optional and is not a condition of any purchase, service or response — we will still reply by email or phone if you would rather.

We do not buy, rent, or accept mobile numbers from lead vendors for texting, and we do not text a number that reached us on someone else's list.

3.3 — Stopping the messages

Reply STOP to any message. That is the whole procedure. The number is added to a permanent suppression list and no further call or text can be sent to it — the block is enforced at the database, so no campaign, client or staff member can reach past it, deliberately or by accident. You will get one final confirmation that you have been unsubscribed, and nothing after that.

Other words that stop messages: STOPALL, UNSUBSCRIBE, CANCEL, END, QUIT. Saying “no”, “not interested”, or “remove me” in your own words does the same thing. You can also use the do-not-contact form in §9, or email ethan@urthmapper.com.

If you opt out and later want back in, text START from the same number, or opt in again through the form — we will never undo a suppression on our own.

3.4 — Getting help

Reply HELP to any message and you will get our name and a contact number. A person answers.

3.5 — Carriers

Mobile carriers are not liable for delayed or undelivered messages. Delivery is not guaranteed, and not all carriers or handsets are supported.

3.6 — Numbers we never text or call

Some numbers are excluded before any campaign runs, and stay excluded: numbers on the National Do Not Call Registry or otherwise flagged DNC, numbers belonging to known TCPA litigants, and any number that has previously said no in any channel. Those records are contacted by physical mail or not at all.

3.7 — What we never do with your mobile number

This is the commitment that matters most, so it is stated plainly and without exception:

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes.

All the other categories of sharing described in this policy exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

The only parties that ever see a mobile number for messaging are the licensed messaging carriers that physically deliver the message (today, Telnyx and Twilio), acting solely on our instructions to transmit it. They may not use it for anything else. We do not sell mobile numbers, we do not sell SMS consent, and we do not hand either to an affiliate, a data broker, or an advertising network.

What we collect

5.1 — Public record data

The bulk of what we hold is public record: parcel identifiers, acreage, land use and zoning codes, assessed and market values, sale history, tax status, flood, wetland and habitat overlays, the owner of record's name, and the situs and mailing address on the roll. Counties publish this; we collect it from their own systems and licensed aggregators.

5.2 — Contact details

Phone numbers and email addresses matched to an owner of record through licensed skip-trace providers, and contact details you give us yourself through a form, an email, a call or a text reply.

5.3 — Correspondence and outreach records

What was sent to you and when, whether it was delivered, what you replied, notes a caller took, and any request you made to stop being contacted.

5.4 — Site data

Standard server logs from our host, and, on the buy-box page only, product analytics recording which sections of the form were completed. No form values are ever sent to analytics. See §10.

We do not collect Social Security numbers, financial account numbers, biometric data, precise device location, or any other category of sensitive personal information, and we do not want them — please don't send them to us.

How we use it

  • To identify parcels that fit a client's stated buying criteria and to build the screened lead sets they see in their console.
  • To contact owners of record, one at a time, to ask whether they would consider selling a specific parcel — by mail, phone, text or email.
  • To have the resulting conversation, make an offer, and see a transaction through if you want one.
  • To maintain the suppression list, so that a “no” stays a “no” permanently.
  • To operate, secure and improve the site and the console, and to answer you when you get in touch.
  • To comply with the law, and to keep the records that telemarketing, messaging and email rules require us to keep.

We do not use your information for automated decision-making that produces a legal or similarly significant effect on you, and we do not profile you for advertising.

How we share it

We do not sell your personal information, and we do not share it for cross-context behavioural advertising. We share it only in these situations:

  • The client buying in your area. If you are an owner of record in a market a client has commissioned, that client receives the lead — parcel data, your name as owner of record, and contact details where we have them — so they can make you an offer. Each lead goes to exactly one client.
  • Service providers acting for us. Hosting, database, messaging carriers, calling infrastructure, skip-trace providers and mail houses, each contractually limited to doing the job we hired them for and barred from using your data for their own purposes.
  • Legal requirements. When we are required to by law, subpoena or court order, or to establish or defend a legal claim.
  • A business transfer. If the business is sold or merged, subject to this policy continuing to apply.

None of the above applies to mobile numbers and SMS consent. As stated in §3.7: no mobile information will be shared with third parties or affiliates for marketing or promotional purposes, and text messaging originator opt-in data and consent will not be shared with any third parties.

Your choices and rights

Wherever you live, you can ask us to do all of the following, and we will:

  • Stop contacting you — by text, call, email, mail, or all four.
  • Tell you what we hold about you, where it came from, and who we shared it with.
  • Correct anything that is wrong.
  • Delete it, except the minimum record needed to keep honouring your opt-out and to meet our own legal obligations.
  • Get a copy in a portable format.

Use the form in §9 or email ethan@urthmapper.com. We respond within 45 days, and will tell you if we need longer. We may need to verify who you are before acting on a request about a specific record — usually by confirming details already in that record. We will never charge you or treat you differently for exercising any of these rights.

8.1 — California, and states with similar laws

If you are a California resident, the CCPA/CPRA gives you the rights to know, delete, correct, opt out of sale or sharing, and limit the use of sensitive personal information, plus the right not to be discriminated against for using them. We do not sell or share personal information as those terms are defined, and we do not process sensitive personal information for purposes requiring a limitation right. You may use an authorised agent, and you may appeal a decision by replying to our response within 60 days. Residents of Colorado, Connecticut, Virginia, Utah, Texas and other states with comparable laws have equivalent rights and the same route to exercise them.

8.2 — Email

Every marketing email we send carries a working unsubscribe link and our physical mailing address, as CAN-SPAM requires. Unsubscribing is honoured promptly and permanently.

Do-not-contact and data requests

If we have texted you, replying STOP is faster than this form — it takes effect immediately and permanently. Use this form for a number or address we have not texted, to stop calls or mail, or to ask what we hold, correct it, or delete it.

Take me off your list

Give us at least one of the two, exactly as we have it — that is how we find your record.

A suppression is permanent. We keep only enough of the record to keep honouring it.

Cookies and analytics

This site sets no advertising cookies and carries no third-party ad or social trackers. The fonts are served from our own domain, so simply reading this page makes no request to anyone else.

Our host keeps standard server logs (IP address, page requested, timestamp, user agent) for security and troubleshooting. The buy-box page can run product analytics that record which sections of the form were completed, using browser local storage rather than cookies, with session recording disabled and Do Not Track respected — and, as noted in §5.4, no field values. The client consoles additionally use privacy-preserving traffic analytics that set no cookies and build no cross-site profile.

Retention and security

Public parcel records are kept as long as the market is active. Contact details are kept while the lead is live and for as long afterwards as the applicable telemarketing, messaging and email record-keeping rules require. Consent records and opt-out records are kept indefinitely, on purpose: a suppression that expires is a suppression that fails, and a consent record we cannot produce is a consent we cannot prove.

Data is held on servers in the United States. Access is restricted by role and denied by default, contact-bearing consoles are password-gated, traffic is encrypted in transit, and credentials that could read personal data never reach a browser. No system is perfectly secure, and we will not claim otherwise — but if a breach affects you, we will tell you and the relevant regulator as the law requires.

Children

This site and our messaging program are for adults transacting in real property. They are not directed to children, and we do not knowingly collect information from anyone under 18. If you believe a child's information reached us, write to ethan@urthmapper.com and we will delete it.

Changes to this policy

We update this page when what we do changes. The effective date at the top always reflects the current version. If a change materially affects how we use information we already hold about you — and especially if it touches messaging consent — we will say so prominently here and, where we can reach you and the law requires it, ask you again rather than assume.
